How do I book?

We hope this process is fairly intuitive however if you need help please refer to the "Booking Process" section at the top of the page.

How can you guarantee the best rates?

When booking direct there are no online travel agency fees to pay which can be as much as 20% depending where you look. We set the rates not the travel agency so you wont get a better price elsewhere.

Can I get a VAT receipt?

Our ownership structure enables us to offer accommodation without VAT- so there is no VAT to pay. You will of course receive a full receipt for your records- it just wont have any VAT.

Do I pay a deposit?

There is no up front deposit to pay. On booking you authorize us your credit card- against which any additional charged are raised within 48 hours of your checkout.

What if I need to Cancel?

Please contact us as soon as possible if you need to cancel. For a full refund you must cancel before 14 days prior to arrival. Full terms and Conditions are available at the bottom of every page.

Can I get a discount for longer stays?

We offer reduced rates for guests wanting to stay for a minimum of a week and further discounts for stays of a month or more. There are sometimes special rates available to fill gaps in our calendar – so watch out for these too! Our maximum length of continuous stay is 90 days.

Can we smoke in the property?

No smoking is allowed inside out properties- as is the law here in Scotland. Besides- we want all out guests to enjoy their stay free from smoke. A charge of £100 is levied against a deposit to cover additional cleaning as a result. If you are a smoker and think you may be tempted, we would request that you book elsewhere.

Can I bring my pet?

We do not currently have properties suitable for accommodating pets.

Can I have a party?

Parties are not allowed in our properties – they are suitable only for the occupancy levels listed on each property.

What if there is a problem on arrival or during my stay?

If there are any problems with your booking please contact us as soon as possible so that we can rectify any issues as soon as possible.

Other Information

When you arrive at the property you will find an information sign with a QR code on it. By accessing the QR code you will get access to our house manuals, instructions and various property specific information and videos so that you can easily find the info you need.
