We hope this process is fairly intuitive. Just click the "Book Now" link at the top of the page then enter the dates you require and our system will respond with real time availability across all our properties for your selected dates.

Then just follow the booking wizard to generate your direct prices and if you are happy to proceed just follow the steps to reserve your dates and make your payment.

When booking direct there are no online travel agency fees to pay which can be as much as 20% depending where you look. We set the rates not the travel agency so you wont get a better price elsewhere.

Our ownership structure enables us to offer accommodation without VAT- so there is no VAT to pay. You will of course receive a full receipt for your records- it just wont have any VAT.

We collect a security deposit during the check-in process. This is held as security against loss or damage caused by the guest in accordance with the terms and conditions.

Please contact us as soon as possible if you need to cancel. For a full refund you must cancel before 14 days prior to arrival. Full terms and Conditions are available at the bottom of every page.

We offer reduced rates for guests wanting to stay for a minimum of a week and further discounts for stays of a month or more. There are sometimes special rates available to fill gaps in our calendar – so watch out for these too! Our maximum length of continuous stay is 90 days.

No smoking is allowed inside out properties- as is the law here in Scotland. Besides- we want all out guests to enjoy their stay free from smoke. A charge of £100 is levied against a deposit to cover additional cleaning as a result. If you are a smoker and think you may be tempted, we would request that you book elsewhere.

We do not currently have properties suitable for accommodating pets.

Parties are not allowed in our properties – they are suitable only for the occupancy levels listed on each property.

You will receive a confirmation email and access to the guest app which takes you through our pre arrival check-in.

If there are any problems with your booking please contact us as soon as possible so that we can rectify any issues as soon as possible.
